Raybould and Sons report a very active office market on the Wyvern Business Park in the last few months.
Trevor Raybould of Raybould and Sons advises of his firm’s involvement in a string of recent sales, which underlines the quality of the office accommodation on the Wyvern Business Park.
A new building of 21,000 sq ft is under construction for Capita Plc, with anticipated handover by the Park’s developers, William Davis Limited, for October. William Davis have completed the final speculative office scheme on the Park, which comprises six offices ranging from 1,600 sq ft to 4,000 sq ft, of which four offices are now sold. The purchasers include Dermalogica, Derbyshire Enterprises, Rupert Davis and Altius Vendor Assessment
Only one small office and one large office now remain at Wyvern Court. Trevor Raybould advises, that as the site is now complete there will be no more new development possible. Therefore, prospective owner occupiers should move quickly to acquire the freehold of either the remaining 1,600 sq ft unit or 4,000 sq ft unit. Both units are fitted out to a very high standard of specification. Trevor advises the remaining two storey self-contained office of 1,600 sq ft will probably never be built again, certainly not at the price on offer.
A well known local insurance broker has acquired Exeter House,an existing 4,000 sq ft office on the Park, and other recent sales include a detached 8,000 sq ft office building. Serco Plc, an existing office occupier on the Park, have taken another 3,500 sq ft office due to expansion of their business.
Trevor estimates some 2,500 people now work on the Park, which in effect is now nearly complete. He says “Due to the size of the Park, there are always a few existing buildings becoming available. A big attraction of the Park is the fast access onto the A52 in the mornings and evenings. The close proximity of Sainsbury’s for lunchtime shopping needs and the fact that the Park is dedicated to offices should improve investment values in the future for owner occupiers”.
Trevor advises three such offices are very worthy of mention.
Firstly, at the entrance to the Park, the owners of Olympus House, offer the self-contained Second Floor, which has never been occupied, by way of a new lease. Olympus House is built to a very high specification and private parking. Not only is the building highly prominent to passing traffic from the A52, Sainsbury’s and Pride Park, but the views from the top floor towards Derby are impressive.
Secondly, Oxford House, a very attractive freehold of 3,000 sq ft over two floors, has just become available due to expansion by a local company. The building is highly recommended for viewing with attractive entrance and reception area, comfort cooling, gas heating, full access raised floors and double glazing.
Finally, Trevor recommends Charlotte House, which is 7,000 sq ft in spacious grounds with 41 car parking spaces and room for extension. The building would be ideal for a large company seeking to rent air-conditioned offices on two floors, with an impressive entrance area. The extensive car parking is a very attractive feature of this building which will be ideal for a medium-sized firm of say solicitors or accountants wanting car parking for their clients.
